Real estate investment trusts in our coverage, ranked — with the coverage caveat REITs specifically deserve.
REITs are required to distribute at least 90% of taxable income to keep their tax status, which is why the sector yields more than the broad market: high payout is the design, not a warning by itself.
One number needs translating, though. REIT earnings are depressed by large non-cash depreciation charges, so a REIT's EPS-based payout ratio routinely exceeds 100% while the dividend remains comfortably covered by funds from operations (FFO). Our tables label EPS-based figures accordingly rather than presenting them as normal coverage.

What to Keep in Mind
We do not currently carry FFO/AFFO data, the conventional REIT coverage measures — so treat any EPS-based payout figure here as a rough reference, and lean on payment history and rate sensitivity when judging durability. REITs are also more interest-rate sensitive than most sectors.
Frequently asked questions
Why do REITs pay high dividends?
To keep REIT tax treatment they must distribute at least 90% of taxable income, so high payout is structural. The relevant question is whether funds from operations cover the distribution — not the EPS payout ratio, which depreciation distorts.
Is a REIT payout ratio over 100% a red flag?
On an EPS basis, usually not by itself: depreciation depresses REIT earnings without touching cash flow. REIT coverage is conventionally judged on FFO/AFFO instead.
